A real roof inspection takes 45–60 minutes and produces a written report with photos. It is not a 10-minute drive-by where someone glances at the roof from the curb and quotes a number. The difference matters because the inspection is what the rest of the project is built on — wrong assessment means wrong scope, which means wrong claim, which means money left on the table at settlement.

1. 1 Field shingles — granule loss against manufacturer baseline, hail bruising (hand-checked, not visual-only), wind creasing, cupping or curling, missing or loose tabs
2. 2 Ridge and hip caps — seal integrity, displacement, fastener pull-through
3. 3 Flashing — chimney step and counter-flashing, valley flashing, sidewall flashing, plumbing boots, dryer and furnace vents, skylight perimeter
4. 4 Penetrations — every pipe, every vent, every cable entry — these fail more than the field shingles do
5. 5 Gutters and fascia — alignment, secure attachment, downspout flow, drip-edge presence
6. 6 Soft metals — vent caps, gutter aprons, AC condenser fins (these record hail like a fingerprint)
7. 7 Attic where accessible — underside of decking for moisture stains, ventilation balance, insulation moisture
8. 8 Skylights — flashing seal, glass condition, weep hole patency

A written report with date, address, scope, photos of every finding, and a plain-English summary. If the roof is fine, we tell you that — no upsell, no manufactured concern.
