Skylight leaks are almost never a glass problem. They're a flashing problem, a seal problem, or a flashing-meets-shingle problem. Diagnosing the actual leak source — versus the symptom location, which is where water is dripping inside — is half the job.

1. 1 Flashing seal degradation — the original mastic at the flashing-to-roof interface dries out and cracks after 10–15 years of OKC sun exposure. Water now finds the gap.
2. 2 Shingle weave failure — shingles installed over the flashing instead of woven into it (a common cheap-install error) channel water under the flashing instead of over it.
3. 3 Hail-damaged flashing — the soft aluminum flashing dents and cracks under hail impact. Adjusters miss this constantly.
4. 4 Failed weep system — Velux skylights have weep holes that allow condensation to drain. Insects, debris, or paint can clog them, and now condensation water has nowhere to go but inside.
5. 5 Glass seal failure (rare) — the sealed glass unit lost its hermetic seal and shows fogging between panes. Unit replacement, not seal repair, is the answer.

Flashing kits can be replaced without removing the skylight unit if the rest of the unit is sound. Glass-only damage (rare) can sometimes be repaired by Velux warranty if the unit is under 20 years old.
